If you missed our annual meeting, no worries! Here’s a quick recap of everything we discussed, including recent achievements, current projects, and our plans for 2025.

We've had a busy year and accomplished several important projects. Here's what’s been done:
Storm Drain Repairs: Fixed multiple lopsided and damaged storm drains.
New Sidewalks: Added sidewalks around the retention pond for safer walks.
Landscaping: Seeded and leveled the berm, which now has lush green grass!
Additional Lighting: Installed new lamp posts around key areas, though not as many as we hoped.
There are still a few projects we’re working on:
Top Coat of Asphalt: The developer has promised to apply the final top coat of asphalt by spring. The city is following up to ensure this happens.
Community Lamp Posts: Unfortunately, no more lamp posts will be added beyond what we currently have. We placed them in areas with pre-existing wiring.
We’ve also tackled some maintenance issues this year, particularly focusing on the pool and landscaping:
Pool Area: Ongoing issues with cleanliness led us to vet new pool maintenance vendors to keep things tidy. The bathrooms have been a particular concern, but new contractors should improve this in 2025.
Security Cameras: Cameras have been installed around the pool and gate to prevent damage and identify those responsible if something happens. These cameras are on a closed loop, meaning footage is only accessible on-site if needed.
We made a couple of small but impactful changes to our community rules this year:
Fireworks Policy: Now aligned with city regulations, so any issues are handled by the city rather than the HOA.
Trash Can Visibility: You can now store trash cans on the side of your house without needing to hide them. This better reflects what residents prefer.
To foster better communication, we’ve taken a few steps:
New Bulletin Board: Installed at the pool house for HOA updates and community events. Contact us if you want to post something.
Survey: We want your input on potential rule changes! Fill out our survey linked on the HOA website or Facebook group to share your thoughts.
Our HOA fee is increasing slightly from $37 to $40 per month in 2025. Here’s why:
Inflation: Costs have risen, especially for landscaping, pool maintenance, and insurance.
Expanded Coverage: We added an umbrella insurance policy to cover any accidents around the pool and common areas, ensuring we’re all protected.
Landscaping Costs: With more green areas like the berm, mowing costs have increased.
Despite these changes, our HOA fees are still the lowest among those managed by our property company, which is a huge win for us!
Here’s what to expect in the coming year:
Additional Pool Furniture: Adding more chairs and tables at the pool for everyone to enjoy, especially with our growing community.
Social Events: We’re focusing on more frequent, smaller community gatherings instead of larger, one-off events like the 4th of July party.
Better Pool Maintenance: Clean bathrooms at the pool will be a top priority for 2025!
Re-election: Tim was re-elected as the HOA President. Thanks to everyone who supported him!
